Occasionally, a Phase I or Transaction Screen Assessment may identify specific historical or current practices that may have materially impacted a property. Identifying and quantifying such impacts may require sampling of soil, groundwater, surface water, or other potentially contaminated media. This additional investigation is known as a Phase II Environmental Site Assessment. If Phase II is necessary, Logic believes it should be targeted specifically to obtaining the technical data most relevant to our client’s goals, in the most cost-effective manner possible. We represent this data in reports with clear, non-technical language in order to give our clients a clear interpretation of the practical implications our investigation will hold for them.

At LOGIC, we recognize our clients sometimes require a degree of environmental assurance for transactions which, for financial or practical reasons, do not warrant the exhaustive depth of study included in a Phase I Assessment. In response, LOGIC has developed the Transaction Screen Assessment to provide a low-cost, no-nonsense evaluation of major environmental liabilities for sites which do not immediately suggest a significant risk of contamination, such as restaurants, vacant land and retail stores. LOGIC’s transaction screen assessments comply with the standards of ASTM 1528. We perform a site visit, conduct historical research, evaluate surrounding properties and present the findings in a clearly written report, along with photos and other helpful illustrations. Transaction Screen investigations provide a cost-effective alternative for many properties.
